The highly anticipated Cotino in Palm Desert is redefining desert living with a unique resort-style experience inspired by Disney. Home prices currently range from approximately $1.3 million to around $2 million, depending on the home model and lot selection.

The Cotino Club: Exclusive to Homeowners

At the heart of the community is a beautifully designed clubhouse, now open to residents only. Amenities include:

  • A full-service restaurant
  • Private dining areas
  • Pickleball courts
  • Direct access to the spectacular bay and beach area

Homeowners who want access to these amenities must join the private club, which carries an annual membership fee of $20,000 per year.

Public Access to the Bay and Beach

While the clubhouse remains exclusive to residents, Cotino is also developing a separate shopping and dining district that will be open to the public, expected to debut in late summer 2026. This area will feature well-known local restaurants and retail shops.

Visitors will be able to purchase a day pass (estimated at around $60 per day) to access the bay and beach area from the public district.

Is It Worth It?

The bay and beach area offer a beautiful desert oasis surrounded by breathtaking mountain views. Guests and homeowners alike can enjoy:

  • Sandy beaches
  • Calm lagoon-style waters
  • Kayaks available for use
  • Convenient food and beverage service

At approximately $60 for a day pass, it provides a resort-style beach experience without the two-hour drive to the nearest coastal beach
