Every year, people from all over the country relocate to Palm Springs and the surrounding desert communities in search of a better lifestyle. The peaceful scenery, quiet palm tree-lined streets, breathtaking mountain views, and endless sunshine make this area a special place to call home. Even in the winter, the snow-capped mountains provide a beautiful backdrop to our desert landscape. Add an active outdoor lifestyle, world-class golf, dining, and entertainment, and it’s easy to see why so many people choose to live here.

But like every paradise, there is one challenge—our triple-digit summer temperatures.
During August, many home buyers put their search on hold simply because of the heat. While that may seem logical, it often causes buyers to miss some of the best opportunities of the year.
Here are a few facts about buying a home in August:
- Homes are still being listed for sale.
- Real estate offices are open and operating as usual.
- Great buying opportunities still exist.
- There is often less buyer competition than during the rest of the year.
- With fewer buyers in the market, you may have more time to evaluate homes and negotiate without feeling rushed.

So why do so many buyers stay away during one of the most favorable times to shop for a home?
After more than 35 years in real estate, I’ve seen the same pattern year after year. Here are a few reasons I believe it happens:
- Many buyers assume there are fewer homes for sale during the summer. In reality, inventory continues to move, and great homes come on the market every week.
- Families are busy with vacations or preparing for the new school year. Home shopping often gets pushed to the bottom of the priority list.
- Some buyers imagine the process will be exhausting in the heat. The reality is quite different. Most of your day is spent driving in an air-conditioned vehicle and touring air-conditioned homes. You’re only outside for a few minutes at each property.
As we begin August, don’t let the weather keep you from finding the right home.
Remember, it’s hot throughout much of the country this time of year. You might as well spend a day or two exploring the Coachella Valley while taking advantage of a market that may offer less competition and more negotiating opportunities.
The perfect home doesn’t wait for cooler weather—and neither should you.
